What a Pool Deck Actually Has to Carry

Stand nine adults on a ten-by-ten section of deck and you're at the number the code was written around.

The 2023 Florida Building Code, Residential puts exterior decks and balconies at a minimum uniformly distributed live load of 40 pounds per square foot (Table R301.5). That's on top of the dead load — the boards, joists, beams, and rail that are up there whether anybody's home or not.

Then there's the part nobody pictures: all of that funnels down through a handful of posts into a handful of footings. A deck doesn't spread its weight across the yard the way a slab does.

That's the whole engineering story in four bullets:

  • Live load is people. Forty pounds per square foot, and a pool deck gets crowded.
  • Dead load is the deck itself. Composite boards weigh noticeably more than wood.
  • Everything lands on the posts. Each one carries a chunk of deck called its tributary area.
  • The footing is where it stops. It hands that load to soil that can take it.

Which is why the conversation starts underground, not at the board color.

Orlando Isn't Sitting on One Kind of Sand

Here's what most out-of-town crews get wrong about Central Florida: they hear "sand" and assume every lot is the same. Orange County has at least two very different grounds.

Up on the ridge — the high, rolling ground running northwest through Ocoee, Winter Garden, and Apopka — the soils are deep, well-drained upland sands. Dig a footing hole in July and it stays dry.

Out in the flatwoods — east toward Bithlo and Wedgefield, along the Econlockhatchee — you're often on Myakka fine sand or something like it. Myakka is Florida's official state soil, and it's a wet soil by definition: under natural conditions its water table sits within about ten inches of the surface for one to five months of the year.

That difference changes what you dig, when you dig it, and what the hole looks like when you get there:

  • Ridge sand drains fast but is loose and clean — an open hole's walls want to slump.
  • Flatwoods sand can mean standing water in August and bone-dry ground in April.
  • Fill and old muck pockets show up near the lake systems and old grove land.
  • Your address is knowable. USDA's Web Soil Survey maps the series under your lot free.

Footings: Depth Is Easy, Bearing Is the Work

Florida hands deck builders one gift and one problem.

The gift: no frost line to chase. Section R403.1.4 asks that exterior footings sit not less than 12 inches below finished grade — a floor, not the start of a northern-style four-foot dig.

The problem is bearing. Section R507.3 says deck footings "shall be sized to carry the imposed loads from the deck structure to the ground" — which is code language for the footing gets as big as the dirt is weak.

Without a soil test, the code lets you use presumptive values from Table R401.4.1:

  • Sand, silty sand, or clayey sand: 2,000 pounds per square foot.
  • Clay, sandy clay, silty clay, or silt: 1,500 pounds per square foot.
  • Weaker soil means a wider footing — the load spreads over more square inches.
  • Loose or filled ground means digging past it to something that will hold.

And then there's water. Hit the water table mid-dig — a real possibility on the low east side in late summer — and the hole has to be dewatered and held open before any concrete goes in. Pouring into a slurry is how a deck develops a limp two summers later.

It's the same principle behind why a properly built concrete slab matters under any outdoor structure. A deck just concentrates the problem into six or eight small holes instead of one big pour.

Posts and Beams — the Part With Hard Limits

Once the footings are right, the posts are refreshingly simple, because the code just tells you.

Table R507.4 caps deck post height by size: a 4x4 tops out at 8 feet , and a 6x6 at 14 feet . That's it. There's no clever bracing that turns an over-tall 4x4 into a legal one on a standard deck.

For an above-ground pool deck this almost never bites — you're building a platform four or five feet up. But it matters at the connection points, and that's where corner-cutting shows:

  • Post-to-footing needs a real base connector, not a post buried in dirt and hoped for.
  • Post-to-beam needs a rated connector, because Florida wind wants to lift things.
  • Wood near the ground has to be pressure-treated for that exposure.
  • Termites are a Florida design condition, not bad luck — untreated wood on soil is a countdown.

Beams span between the posts per Table R507.5, and the span you pick decides how many holes you're digging. Fewer posts, bigger beam. More posts, more concrete. Both are legitimate; they're just different bills.

Joists, Spans, and Why Composite Wants Them Closer

Joists are the boards you'll never see and the ones that decide whether your deck feels solid.

Table R507.6 sets the spans. For Southern pine at 16 inches on center , without a cantilever, you get roughly:

  • 2x8 — about 11 feet 10 inches
  • 2x10 — about 14 feet
  • 2x12 — about 16 feet 6 inches

Push past those and you don't get a code violation so much as a trampoline. Bounce is the number-one complaint on decks that technically passed.

Composite adds its own rule. The code treats plastic composite deck boards under Section R507.2 , which points at ASTM D7032 — and in practice the manufacturer's instructions ask for tighter joist spacing than wood does , especially on a diagonal board layout. That's a framing decision made before anything gets ordered, not a fix applied later.

Free-Standing, and Why That's the Right Answer Here

A deck can be hung off the house on a ledger board, or it can stand on its own posts. For an above-ground pool, free-standing is almost always the build we recommend.

The code is strict about the attached version for good reason. Section R507.8 requires a deck supported by attachment to an exterior wall to be "positively anchored to the primary structure and designed for both vertical and lateral loads." Ledger failures are one of the classic ways decks come down.

A free-standing deck sidesteps that entirely, and it fits how these projects actually work:

  • The pool sets the height, not the house's floor elevation.
  • It sits where the pool sits, often nowhere near an exterior wall.
  • No penetrations into your wall, so no new water path behind the stucco.
  • It gets built to the pool's top rail so surface and rail line up.
