The Best Time of Year to Put In an Above-Ground Pool in Brevard County
Start Your Transformation
Why October through February beats waiting for May — a build-calendar guide for homeowners in Melbourne, Palm Bay, Viera, and the rest of Brevard.
Quick Answer:
In Brevard County, the best time to start an above-ground pool is October through February. The wet season is over, the ground grades clean, the install calendar isn't jammed with everybody who waited until May, and your water is ready before the Space Coast warms back up in late March. The pool clock itself never changes — from delivery to first swim in under 7 days — but the calendar around it does.

The Short Answer: Build in the Off-Season, Swim in Spring
Almost every call we get about an above-ground pool comes in between March and June. The kids are about to be out of school, and the question is how fast we can get one in the yard.
We can move fast — that part is real. But the people who end up with the easiest builds and the longest first season are the ones who called in October. Here's the logic in one pass:
- Late October through February is Brevard's dry stretch. Grading and compaction go better on ground that isn't saturated.
- The install calendar is open. Nobody is fighting you for a slot in January the way they are in April.
- Your permit sits in a shorter stack at the county or your city, because the summer rush has cleared out.
- You're swimming the day it gets warm instead of waiting three weeks after it already did.
The one honest trade-off: a pool finished in December is a pool you look at for a couple of months. Brevard water sits in the low-to-mid 60s from December through February, which is cold for most people — our Melbourne year-round swimming guide walks the month-by-month temperatures and what a heat pump changes.
Dry Season Is Better Ground to Build On
An above-ground pool lives or dies on the pad under it. Manufacturers want the ring level within about an inch across the whole diameter, and the base has to stay that way after the water goes in.
Brevard's wet season runs roughly late May through mid-October, and most of the year's rain lands inside it. On a Palm Bay lot off Malabar Road or a low spot in West Melbourne, that means a yard that holds water for days after an afternoon storm.
What saturated ground does to a pool build:
- Compaction gets unreliable. Wet sand compacts, then keeps settling as it dries out — and settling under one section of track is how a wall goes out of round.
- Equipment tears up the yard. A skid steer on soggy grass leaves ruts you'll be filling all winter.
- Work stops at 2 p.m. Summer storm cells on the Space Coast are daily and they are not negotiable.
- The cut takes longer. Grading a slope is slower and messier in mud, and more Brevard lots have grade than people think.
Build the same pool in January and the base goes in clean, the crew works a full day, and your grass recovers.
The Permit Clock Runs the Same — But the Queue Doesn't
Let's separate two things people blur together. The statutory permit clock does not change with the season. Florida law gives a jurisdiction 30 business days to approve or deny a complete single-family application under 7,500 square feet, and cuts the permit fee 10 percent for every business day it runs late.
That protection applies in January and in June. What changes is how deep the stack is when your application lands on the desk.
Who reviews yours depends on your address:
- Unincorporated Brevard — including Viera and Suntree — goes to the Brevard County Planning and Development Department.
- Inside Melbourne, Palm Bay, West Melbourne, Titusville, or Cocoa , the city runs its own review.
- HOA architectural review is a separate approval and usually the slower one — Florida Statute 720 governs it, and the board's own meeting schedule sets the pace. Our Viera and Suntree master-planned guide covers that side in detail.
Two of those three run on a human calendar, and human calendars are emptier in November than in April. That's the whole off-season advantage — not a different rule, just a shorter line.
Hurricane Season and Where It Sits on the Calendar
Atlantic hurricane season runs June 1 through November 30, and the climatological peak is mid-August through mid-October. Brevard sits on the exposed side of the state, so this is a real scheduling input, not a footnote.
A finished, full pool is not especially fragile in a storm — the water is what holds it down. The vulnerable window is the build itself: an empty wall standing in the yard with the top rails not yet on is the one condition you don't want a named storm to find.
How we think about it on the schedule:
- A November or December start puts the whole build outside the season.
- A build during peak season is still fine, it just gets watched — we don't leave a pool part-assembled going into a forecast.
- A pool installed in spring is fully filled and settled long before August, which is the better version of a summer build.
- The screen enclosure and deck, if they're in the plan, are the parts with real wind exposure, and both are engineered to a 150 mph FBC wind-load standard.
If a storm does come through after you're swimming, the drill is short and worth knowing in advance — our hurricane-ready above-ground pool setup guide walks it.
What Waiting Until May Actually Costs You
Nothing here is a price difference. Right Way charges the same all-inclusive number in January that it charges in May, and the same number in Titusville that it charges in Palm Bay. There's no seasonal rate and no geo upcharge.
What waiting costs you is season, and it compounds:
- Permit review plus HOA review plus install is a chain, and every link is longer in spring.
- The first swim moves. A May start with a normal permit window often means a July pool — you've already lost the best two months.
- Add-ons get squeezed. A deck runs 1 to 2 weeks on its own clock, and a screen enclosure is its own build. Those stack behind the pool, not inside it.
- Ground conditions get worse, not better, as you move toward June.
Here’s how the money works, so nothing’s a surprise. What actually moves the number on an above-ground build is the pool’s size and shape, how much grading and leveling your lot needs, the electrical run to the equipment, and the safety barrier.
A wood or composite deck and a screen enclosure are each priced on their own scope. We measure everything on-site, and you get a real number at the consultation. That number is the same whether you sign in January or May. Financing is available through our financing partners for qualified homeowners.
What a Fall Brevard Build Looks Like
The sequence doesn't change with the season — the waiting parts just get shorter.
We measure and mark the footprint, file the permit with your city or the county, grade and compact the pad, set the resin-coated wall, plumb the system, get the electrical bonded and inspected, and fill it. From delivery to first swim in under 7 days — that clock starts the day the permit is in hand, not the day you call.
A realistic fall calendar on the Space Coast:
- Late October: consultation, site walk, contract, permit submitted.
- November: HOA review, then permit application.
- Late December or January: install week, inspection, fill.
- March: water crosses back into swimming temperature and the pool has been waiting for you.
📌 Brevard Above-Ground Build Calendar
- Best window to start: October–February — dry ground, open schedule, shorter permit stack
- Statutory permit clock: starts only on a complete application, and we file complete the first time
- HOA architectural review is separate and often the longest step — start it early
- Install clock: begins once the permit is in hand. Real date at your consultation
- Swim season: spring without a heater. Heaters available to swim sooner and longer
One Team, One Timeline — Melbourne, Palm Bay, and Viera
The reason we push the fall conversation is simple: the pool is the easy part. The permit office, the HOA board, and the weather are the parts nobody controls, and all three are kinder to you in November than in April.
Right Way pulls the Brevard permit, grades the base, sets the pool, handles the electrical and the barrier, and stands for the inspections — and if a deck or a screen enclosure is part of the plan, it's the same crew and the same contract. See above-ground pools for how the whole build runs.

FAQs
When is the best month to install an above ground pool in Florida?
October through February is the best window in Brevard County. The wet season is over, so grading and compaction hold; the install calendar is open; and the permit stack at the county or your city is shorter. Your pool is finished and settled before Space Coast water warms back up in late March.
Can you install an above ground pool in the winter in Melbourne?
Yes. Brevard winters are mild and dry, which makes them the easiest conditions we work in all year. The only downside is the water — December through February it sits in the low-to-mid 60s, so you're looking at the pool rather than swimming in it unless you add a heat pump.
Does it cost more to put in a pool during the summer in Brevard?
No. Right Way charges the same all-inclusive price year-round and the same price in every city we serve, so there's no seasonal rate and no Melbourne-versus-Palm-Bay difference. What summer costs you is time — longer permit and HOA queues, wet ground, and storm days that shorten the work day.
Should I wait until after hurricane season to build a pool?
Not necessarily. A filled above-ground pool handles storms well because the water holds it down. The window worth avoiding is a part-assembled pool sitting through a named-storm forecast, so we schedule around that. A November start clears the season entirely, June 1 through November 30.
